Green Building Design

The design, construction or operation, reduces or eliminates negative impacts, and can create positive impacts, on our climate and natural environment. Green buildings preserve precious natural resources and improve our quality of life. 

Green Building Maintenance

The maintenance of green building requires taking an intelligent approach to energy along with safeguarding water resources and minimizing waste and maximizing reuse.

Trimming & Cleanup

Green cleaning is an important component of indoor environmental quality. A green cleaning policy is a prerequisite under LEED for Existing Buildings. 

Green is the need of the hour and we at ASB Realtor stand firmly by the ideology and initiative of Green Buildings. The foundation we rest on and the foundations we lay, are all entirely eco-friendly and sustainable.

In the words of our Founder and Managing Director Mr. Shashee B Vij, “As the word Green Building denotes that the material to be used should adhere to the nature’s law and nature itself being efficient will translate that into efficiency in Green Buildings”

To sustain the greens of today and safeguard the greens of tomorrow, we at ASB Realtor do our bit by abiding to the necessary and essential protocols and rendering the following services in the same manner:

  • We use high albedo roofing material or heat resistant paint or china mosaic or white cement tiles or laying of Extruded Polystyrene with 32-35 kg/m3 on the rooftop exposed to the sun bringing down the Heat Island Effect by 75%.
  • We use an Electric Charging facility to cover 10% of the total parking capacity reserved for building occupants and visitors. The electric charging should cater to both two wheelers and four wheelers.
  • We make use of techniques so as to make the building user friendly for physically challenged. Like easy access to the main entrance, uniformity in flooring level in common area, rest rooms in common area designed for physically challenged persons.
  • We use effective and appropriate rainwater management so as to increase the ground water table. Rainwater harvesting system captures at least 50% of the runoff volumes from the roof. The harvesting structure is designed to hold 20mm rainfall in three hours. The runoff coefficient for typical surface types, for example for cemented/tiled roof is 0.95 run off coefficient but for a roof garden it is 0.10.
  • We use water Flushing fixtures like faucets, basin mixers, taps and showers that adhere to the baseline of 6/3 LPF and the water Flow fixtures have a baseline of 12 LPM. This feature reduces the consumption of water drastically in the Green Buildings.
  • We limit the use of turf on the site so as to conserve treated water. Areas planted with turf do not exceed a slope of 25%. Only drought tolerant species are put on the turf.
  • We use Drip Irrigation system in landscaped portions shall reduce evaporation and water loss with central shut-off valve, moisture sensor controller, segregation of turf area as per plants water needs. Installation of time based controller for the valves such that the evaporation loss is minimum.
  • We use Onsite WasteWater Treatment System (WWTS) to recycle the waste water after treatment that can further be used in various places like watering landscaped portions, cleaning floors, cleaning cars etc. Hence, optimal use of water is done through WWTS.
  • We use separate water plumbing lines for flushing purposes and source at least 50% of the Flushing water requirements from the treated grey water available.
  • We use water meters at treated grey water consumption, landscape water consumption, rainwater reuse, hot water consumption, water fountain etc. This shall facilitate the monitoring of water consumption.
  • We use CFC free Heating, Ventilation & Air-conditioning (HVAC) equipment and zero use of CFC based refrigerant to prevent the depletion of ozone layer hence creating a safer environment for the positive impact on the climate.
  • We use Solar Water Heaters for the hot water that too with the total energy resources coming from the Sun, setting it as a prime example for the efficient usage of Nature’s resources in Green Building.
  • We make use of Photovoltaic Solar Cells (PVSC) to generate electricity used in the Green Buildings because it reduces our dependence on fossil fuels for power generation.
  • We use Energy efficient fixtures like tabular fluorescent light fittings with electronic ballasts, T5 lamps, compact fluorescent light fittings, light emitting diodes (LED) etc. again to reduce the dependence on our already depleting natural resources.
  • We use meters for measuring the total energy consumption of the building, energy meter for internal lights, energy meter for external lights , meter for municipal water pumping, Btu meter for chilled water consumption for individual units. This shall monitor the consumptions and in view of that the required measures to contain the consumption can be taken.
  • We use only 5 star BEE rating electrical gadgets.
  • We use salvaged building material and products to reduce the demand for virgin materials thereby minimizing the impacts associated with extraction and processing of virgin materials.
  • We use generator sets which are not dependent on fossil fuels. Like CNG based, bio fuels or non-edible oils based generator sets to generate electricity in case of main line failure. The generator sets are to be Central Pollution Control Board (CPCB) certified for emissions and noise compliance.
  • We ensure that at least 50% of the total building materials by cost used in the building should have been manufactured within a radius of 500 km.
  • We use wood certified by FSC (Forest Stewardship Council) only.
  • We make use of the exhaust system in bathrooms and kitchens. The fan power in the kitchen is 100 cfm and for the bathroom it is 50 cfm.
